Upon receipt of your signed instruction to advertise your property for rental and your completed questionnaire we will:

1) View your property                                                                                

2) Take pictures

3) Summarise details of your property

4) Give you our opinion as to rentable value in the current market                                                                                        

5) Advertise your property with many websites including Rightmove

6) Arrange potential tenants to meet you direct or with us

7) On a mutually happy landlord and tenant wanting to make a contract we will draw up the tenancy agreements, issue the Section 21 document, draw up an inventory, take up a financial reference on the tenant, keep safe the tenant's Security Deposit ( under new Government rules from April 2007  Landlords cannot keep hold of security deposits unless they are a part of a government recognised scheme, one of those is the national Landlords Association of which we are a member )

8) If the tenant is creditworthy we will be able to issue you a rent guarantee

9) The contract will be for sixth months-if you need a new contract issued it will cost the tenant just £100 pounds each time he renews

The cost for this service is

1) An initial payment of £100 pounds by the landlord

2) After successfully placing the tenant there will be a payment of 3 weeks rental, subject to a minimum of £400 by the landlord

3) We will charge £150 to the tenant to cover administration/set-up on his behalf.

B) Management of the property

If you would like us to manage all the bill payments, arranging repairs and servicing then we can do that for a set-up fee £150 plus 12.5% of the calendar monthly rent subject to a minimum of £125
